Having your property registered means you have absolute proof of ownership and a clear plan showing the extent of that ownership, giving an accurate reflection of the extent of the land. Many unregistered properties either don’t have plans or have unclear questionable plans, often leading to boundary disputes and greater risk of ‘Adverse Possession’ claims, more commonly known as 'squatting'.
If land is registered, it also means that if deeds are lost or destroyed, it is not critical because the registration creates a clear record of ownership, which clearly sets out any matters that affect the property, such as rights of way and restrictive covenants. Registration also means Adverse Possession claims are easier to defeat and means fraud can be prevented, which can occur from copying or withholding title deeds or a person seeking to claim that they own another person’s land.
